We carried out maintenance coating for a tiled roof in Siuntio at Sienipolku 4. The factory coating of the tiled roof, installed in 1999, had worn away practically completely, leaving the porous surface of the tiles vulnerable to moisture, frost damage and biological growth. The roof ridge was missing a ridge seal, and the coating of the sheet metal flashings had partially peeled. However, the condition assessment revealed no major damage, so the condition of the roofing could be restored with a thorough maintenance coating – the highest quality possible solution using materials and methods from NowoCoat, the market leader in Nordic tiled roof coatings.
1. Security
The building, surrounding structures, vegetation and pathways were carefully protected before starting the work, so that the cleaning and coating agents did not reach unwanted surfaces and the work remained neat and safe throughout the project.
2. Pre-treatment and washing
NowoCoat NowoClean Plus cleaning agent was applied to the roof using a low-pressure sprayer and allowed to work for a week. After this, the entire roof was washed with a pressure washer at a moderate pressure of 100–150 bar, removing moss, dirt, and impurities. The rainwater gutters and roof safety products were also cleaned, and the roof was allowed to dry completely. Thorough washing also removes biofilm and other impurities that weaken adhesion – one of the most important prerequisites for a long-lasting result.
3. Replacement of broken bricks
Broken and damaged roof tiles were replaced with new, compatible tiles without damaging the roof structure. Replacing individual tiles is a cost-effective way to extend the lifespan of the roof and significantly prevent much more expensive repairs.
4. Moss and algae protection treatment
NowoCoat NowoClean Plus anti-growth agent was applied to the clean and dry roof using a low-pressure sprayer. The product was not rinsed off, but was left to take effect beneath the coating to prevent the formation of moss and algae again.
5. Installation of brush seal
A ventilated Ormax Figaroll Plus ridge seal was installed on the roof ridge in accordance with the manufacturer's instructions. The ridge seal prevents water, snow and debris from entering the structures and enables roof ventilation, which reduces the risk of moisture and extends the service life.
6. Primer
Because the roof tiles were particularly porous and absorbent, they were primed once with a high-pressure spray using NowoCoat UniPrimer. The primer absorbed into the pores of the tiles, evened out the absorbency and formed an optimal bonding surface for the coating.
7. Coating
The tiles were coated twice with NowoCoat RoofCoating: the first coat was thinned with 10 % water and the second was applied undiluted. NowoCoat Stay Clean Additive was mixed into the final coat to improve its moss-resistant properties. The edge and chimney flashings, penetrations and walkways were also coated in the same shade – old paint and rust were removed, the metal surfaces were roughened and primed with NowoMetal Special Primer SB.
8. Final cleaning
All waste, protective coverings and materials generated during the work were removed, and the work area was carefully tidied. The site was handed over to the client in a clean and presentable condition.
9. Final inspection and reporting
The completed work was inspected together with the customer, and a documented report of the work with before and after photographs was delivered, along with a summary of the measures taken.
Result
The roof was given a new, smooth and protective surface that restored its appearance and functionality, and prevented moisture from getting into the structures. The service life was estimated to have been extended by at least 15 to 20 years. NowoCoat Antracite Dark was chosen as the shade, resulting in a striking dark surface that, however, does not heat up in the sun as much as a completely black shade.
